Core Building Group have faced extraordinary times throughout the year in the face of Covid-19. We would like to thank our staff for maintaining the momentum and delivering on an incredible number of projects whilst ensuring our sites are compliant with the extensive new regulations. Check out our project updates below.
OHANA
The Tower Crane was removed yesterday, fit out at 50% and the external cladding on track to be completed by the 18th December. Bird cage scaffold will be removed between the 6th & 18th December. Pool being installed last week in November.
M42
After 10 months of bulk excavation and nearly a month of detail excavation by Cappello Civil, the footings are complete and project is in the final stages of installing the substation earthing mat and EPA groundwater monitoring wells located under Basement 3.
The project team, along with Agon Environmental and the Construction Director, used the abovementioned time to value manage (VM) the vapour mitigation system design. The VM outcome is likely to achieve an 80% reduction in the overall cost of environmental mitigation. The Cupolex SSV/SSD slab system, widely used in Canada and parts of the United States, is due to commence Monday 15/11 allowing precast and the structure to follow.
Limited Edition
Limited has been progressing well. We have completed all of the major civil works, structure is well underway and the team have complete one of three ground floor transfer pours, the remainder to be completed in the next week and a half. Precast is ready for the east and west towers with the intention to be a couple of floors in the air by Christmas.
Mulberry
It has been all hands on Deck at Mulberry as the urgent push is on to achieve the final remaining milestones and make up for lost time suffered from COVID-19 delays. The team successfully achieved their first Operational Acceptance submission deadline of 12th November which included completion of the Northbourne avenue and dooring street driveways. Inclement weather has thrown its challenges but the team have pushed on and have been working 7 days per week and into the late evening to try and get as much done as possible. Dooring street kerb installation is now complete and this week will see the commencement of all footpath, topsoil and grassing to Dooring Street Verges and the installation of the feature arbour to the northern precinct linkway.
Internally an aggressive target programme has been set which is based on completing a level per week across all 6 buildings. An average of 50 units per week are being handed over to Art Group to commence Developer defects inspections. Internally units are complete up to Level 4 with level 5 on track to be handed over imminently. Our current construction programme is targeting all levels being completed by 17th December 2021. Despite the rush the team are still maintaining an excellent standard of finish and care.
Basement works are well underway with storage cage installation and line marking/ slab sealing and ACT Fire and Rescue have completed their preliminary inspection and the team are targeting a final inspection in December.

Marlu
“During the month of November, 2021 we have begun the scaffold-drop and are looking at having it completed by the end of the month. Timber Flooring has begun installation and is looking at being completed up to L5A1 by the end of the month. Moreover, flooring will be complete throughout B1 and B2. Fit off is aimed to be completed up to L5A2 and B3 by the end of the month. L2A1, L2A2, and B1 are currently in incomplete works stage. Furthermore, Incompletes are ideally going to be finished up to L5A2 by the end of the month. All Joinery for the units is scheduled for delivery by the 26th of November. Brickwork is complete on A1 and is currently underwork between L6-L7A2; it is on schedule to be complete for both buildings by the end of the month. Brick cleaning started on Wednesday, 3/11/21. The west façade of A1 is complete and excavation for permanent power conduits is underway. Permanent power will ideally be installed within the next 3 weeks. Architectural metalwork is up to L6A1, and the pergolas are complete for B1. External slabs for townhouses B3 and B4 are prepped and are set to be poured in the coming weeks. The stonework on the external facades of all the townhouses are also nearing completion. Waterproofing for the balconies are up to L4 A1 and paving has commenced on L3A1. The closure of McMichael Terrace has been extended until 12/12/21”.
Kashmir
Everyone down at Kashmir has been smashing out work on deadline so far and we are getting closer and closer to getting out of the ground.
Last week we saw Basement 1 Pour 2 and 3 complete and we’re on track for another busy but productive week.
We look forward to ending this year of builds on a high and launching two of our latest projects to market; Nue Gungahlin and Boulevard Denman Prospect.
